Show house tips to guarantee success in any season

Prepping your home for a show house is an exciting - yet often nerve-wracking - experience. It's only natural to want your property to look it's best for potential buyers, but it's not always easy to know how to achieve that - particularly when the weather isn't playing along.

Fortunately, David Jacobs, Regional Sales Manager for the Rawson Property Group, says there are tried and tested ways to create a "wow" show house experience in any season. These are his top tips on how to do exactly that.

Focus on first impressions

The exterior of your home is the first thing potential buyers will see, and it sets the tone for the rest of their visit. Jacobs stresses the importance of curb appeal but also reminds sellers that first impressions don't end at the curbside.

"No matter the season, make sure your garden is well-maintained," he says. "In winter, clear away fallen leaves and consider adding some winter-blooming plants for a pop of colour. In summer, keep your lawn green and trimmed, and don't forget to freshen up the paint on your front door and exterior walls."

If your property has a driveway, Jacobs also advises that you ensure it's as clean and free of cracks as possible. Adding some potted plants near the entrance can also create a welcoming atmosphere. "It's all about making buyers feel that your home is well-loved and cared for," he says.

Create an inviting atmosphere

Once inside, the ambiance of your home should immediately resonate with potential buyers. "In winter, make your home warm and inviting," Jacobs advises. "Light the fireplace if you have one and use soft lighting to create a cozy feel. You can also add some plush throws and cushions to your living spaces to enhance the idea of warmth."

In summer, Jacobs recommends focussing on creating a cool and airy environment. "Open the windows to let in fresh air and natural light," he says. "Light, breathable fabrics and a clean, clutter-free space can make your home feel like a refreshing retreat."

Aim for neutral and minimalistic decor
While it can be tempting to showcase your personal style, Jacobs recommends keeping show house decor as neutral and minimalistic as possible to appeal to the widest range of buyers. 

"Nobody is expecting you to entirely redecorate for a show house, but buyers do need to be able to imagine themselves living in the space," he says. "Neutral tones and simple, elegant decor are the easiest for buyers trying to visualise their own furniture and belongings in the home. If your style is more maximalist, try paring down and packing away as much as you can."

Jacobs points out that neutral doesn't have to mean bland, however. Seasonal touches can be subtle yet effective ways to enhance the beauty of your home. "In winter, think of adding warm-toned accents like rich reds or deep oranges, while in summer, light blues and greens can evoke a cool, tranquil vibe," he says. "Just be sure not to overwhelm the space with too many personal items or bold colours."

Highlight the best features of your home

Every home has unique features that set it apart from others on the market. Jacobs emphasises the importance of drawing attention to these elements during a show house. 

"If you have a stunning view, make sure the curtains are open, and the windows are clean," he says. "If your home has a beautiful kitchen, consider baking some fresh bread or brewing coffee before buyers arrive - the smell can be incredibly inviting. Even a simple vase of flowers in the right spot can work wonders to draw the eye."

During winter, showing off how your home handles the cold is also a good idea. "Let buyers experience the effectiveness of your heating system, and how warm and insulated your home is," Jacobs advises. 

In summer, showcasing outdoor entertainment areas can be a big selling point. "Set up your patio or garden with outdoor furniture, open all the doors, and if you have a pool, make sure it's clean and sparkling," Jacobs says.

Keep it spotless

No matter the season, cleanliness is paramount. "A clean home is non-negotiable," Jacobs states, firmly. "Dust, dirt, and clutter are major turn-offs for buyers. Ensure every room is spotless, from the floors to the windows." In winter, be mindful of muddy footprints and wet umbrellas - consider providing a mat at the entrance and a place for visitors to leave their wet things. In summer, make sure windows are streak-free to allow as much natural light as possible to flood into the rooms.

Remember the details

Finally, Jacobs reminds sellers that the little things can make a big difference. "Fresh flowers, scented candles, and a bowl of fresh fruit in the kitchen can all add to the overall impression of your home," he suggests. "It's these small details that can make your home feel more welcoming and lived-in."

As Jacobs concludes, "Selling a home is all about creating a connection with potential buyers. By ensuring your show house is prepared to perfection, regardless of the season, you increase your chances of making that all-important sale."

 Tyson Properties shares some boxes to tick when getting your home show house ready:

  • Remove all evidence of everyday living - sweep floors, vacuum carpets, clean windows and empty dustbins. Pack away kids' toys and any washing.
  • Bathrooms and kitchens are usually the rooms most under scrutiny - so, make sure counter tops are clear, there are no dishes in the sink and no rings around basins or baths. Air fresheners or diffusers in bathrooms are a must. Also, make sure that there are toilet rolls for guests and that toilet lids are closed.
  • Temperature - if it's a scorching hot day, set the aircons and fans and if it's chilly, either get the fireplace going or strategically place a heater to warm up rooms.
  • Declutter - if you're selling, chances are you'll be moving soon, so pack what you can in boxes for storage. Full cupboards suggest there is not enough storage space.
  • Depersonalise - this is the best way to help a prospective buyer imagine they can live in your home. In addition to removing photographs and kids' artwork and shopping lists from the fridge, pack away personal items such as hair and toothbrushes and medication. 
  • Do some gardening - make sure the lawn is mowed, edges are trimmed and leaves are raked up.
  • Pool hygiene - make sure your pool is clean and blue. You could even leave the creepy doing its rounds to prove all is in working order.
  • Outbuildings - keep these as neat as your home as buyers will want to see them and don't want to be confronted by everything that you have removed from the house or greasy and dusty garages!
  • Lighting - open curtains to let in natural light and make sure that any dim corners are lit by lamps to create a welcoming ambience. 
  • Welcoming touches - add fresh flowers or fruit bowls and strategically position potted plants to add a dash of colour. An orchid in the bathroom and neatly folded hand towels can made a good impression.
